Landlord Services
- Advice. We field calls daily from investors and home owners wanting to know about property investment and why it is an advantage to use a Property Manager. Our advice is independent and free and we guide them in ways to maximise returns, the suitability of properties and the legal requirements a landlord must know about.
- Selecting Tenants. A good tenant is one of the most important aspects of successful property investment, helping you to create wealth. A bad one can be stressful and costly. We will attract, interview, screen and check potential tenants on your behalf, ensuring they meet your guidelines given to us and in accordance with the Residential Tenancies Act. We will take all due care possible, and screening includes: credit checks, tenancy information center (TICA) checks and checking all references (both rental and employer) supplied to us on the application form, plus more if required.
- Setting Market Rent Levels. We can carry out on site appraisals of your property, and give indications on what rental level should be achieved. We have online access to statistics provided by the Real Estate Institute and Ministry of Housing, who monitor rent levels from bonds being lodged at the Center. We monitor market rates and evaluate current tenancies regularly, plus look at rental rates each time a property comes available for re-letting. With your input, we will adjust rent levels to maximise tenancy rates where necessary.
- Collecting Rents and Managing Tenant Arrears. We have administration staff, and up to date computer technology that assists us to ensure rent is collected on time and in full. We stay in touch with tenants so they hopefully have an understanding that they can come to us if a problem arises. Where arrears occur, we will phone the tenant, follow it up with a letter and keep the landlord informed along the way. We don't like nasty surprises, and we know you don't either. Should the situation worsen, we are fully versed with the Residential Tenancies Act and have good success at both Mediations and Tenancy Tribunal hearings.
- Property Inspections. Comprehensive inspections are carried out at the beginning of each new tenancy, with typed reports sent to the tenant and owner. We also take digital photographs for reference. Regular inspections are then carried out on a quarterly basis to check on tenant tidiness and cleanliness plus identifying any maintenance on the property that may be required.
- Maintenance. We have skilled and competent tradespeople that we use for our maintenance work. As a special instruction we can use people recommended by owners or refer all maintenance to the owner should they wish. Because we supply regular work to the contractors, we secure rates that one off calls could not achieve. We follow up any work to ensure it is completed satisfactorily. In any event of maintenance being required, a call or email to the owner will notify them that some money needs to be spent, altering their income for that month.
- Regular Disbursements and Payment of Accounts. We report at the close of each calendar month with a statement that is posted and can be emailed if required. At the end of each financial year, you can elect to have use send a summary to your accountant for tax purposes. Rental payments, less any charges and other disbursements are paid by direct credit within two working days of a new month. It is preferred if an owner can direct water rates to us, for calculation and reimbursement from the tenant. An owner can also elect to have us take care of insurance, rates, body corporate levies and other similar charges relating to the property if they so wish.
- Communication. We pride ourselves on being approachable when needed. We have direct office phone lines and cellphones with voicemail and email. Voicemail is checked often, so we can attend to any question or urgent maintenance as it arises. In addition to monthly statements to owners, we also produce a quarterly newsletter with helpful information and market activity.
Our Management Authority states the standard fees and commissions, but special rates are available to owners with multiple properties. Please contact one of our Property Managers directly for special requirements.
Please note that we provide Full Management and Rental Appraisals only. We do not have a "casual letting" or "find a tenant, with owner managing" service.
